What is an application?

All individuals over the age of 18 must complete an application. Photo documentation (driver's license, passport, military I.D., or state I.D.) is required of all applicants.


What is the application fee?

The application fee covers our costs in obtaining background information and credit checks. Application fees must be paid in cash, cashier's check, or money order and are NON-REFUNDABLE. No application will be processed without a paid application fee.


How are you going to process the application?

First, please review the application for completeness and legibility. We will not be able to process an application that is not fully completed, and thus, will take longer.

Next, we will check your credit history with a national credit agency.

Verification of current employment and income verification is next. Gross monthly income must be at least three (3) times the monthly rent amount and debt ratio may not exceed 35%. If there is more than one applicant, then at least one of the applicants must individually meet 100% of the income requirement. Pay stubs, bank statements, and court decree on child support or alimony, may verify income.

All information collected for the processing of the application is considered confidential in nature and for Company use only. If information is not correct on the application, this may be a basis for denial of the application.


What happens if there is already an application on the property I am interested in?

Normally applications will be processed on a "first come-first serve basis"; however, due to our fiduciary relationship with the owner, if more than one (1) application is submitted before approval can be achieved, we are required to select the highest rated application for placement.


Is a security deposit required?

Yes, usually the security deposit is one month's rent. Although this amount may be true for most properties, there may be exceptions. Criteria provides additional information on security deposit requirements. Be sure to verify the amount of the security deposit that will be required. The security deposit must be paid within 48 hours of the approval of the application with a cashiers check, or money order.


How long does it take to get approved?

We like to allow up to 3 business days to complete the application process. However, supplying pay stubs, contact names, and numbers can speed up the process. It is also very helpful if you inform the person we are going to call. Most landlords will not give your rental history if you have not given notice. Please make sure notice is given prior to us calling to verify. This too will speed up the process.


Now that I am approved, what do I do?

Upon approval, you will be asked to send in the full deposit via no less than priority mail. Once received, we cut the lease and send it to you however you prefer (fax, email, mail). You will sign and initial where indicated, have notarized and send back to us with the rent due for your move in. Lease and rent must be received before your original move in date.


Do you accept pets in your properties?

Pets require consent from the Landlord. A non-refundable pet fee of $200 per animal (under 25 lbs.) or $250 per animal (over 25 lbs.) is due at the time lease is signed. No more than 3 pets are allowed and must be of the cat, dog or bird species. If Tenant is not currently a pet owner and chooses to bring an animal onto the premises during their tenancy, they must immediately contact the Landlord and pay the appropriate pet fee. If any additional pets are found on premises beyond what tenants claim then the appropriate pet fee must be paid to Landlord immediately.


When is the rent due?

Rent is due on the first (1st) of the month and considered late per the terms of your lease. Rent must be IN the office by the first (1st), not simply postmarked by the first (1st). Remember, you can also establish an account and pay online via ACH, debit or credit card.
